- Submission of an application does not guarantee acceptance. Bhenito reserves the right to approve or reject applicants at its sole discretion.
- Successful applicants must execute a formal Agent Agreement and comply with relevant laws in their jurisdiction, including KYC/AML obligations.
5. Commission Structure
- Standard headline commissions begin at 3% of the net property purchase price and may vary based on investment type, client domicile, and negotiated deal terms.
- Commission payments are contingent on successful completion of the property transaction, receipt of cleared funds from the client, and fulfilment of all compliance checks.
- Tiered commissions or recurring payments may be activated for agents who meet volume thresholds as detailed in the Agent Agreement.
- Bhenito reserves the right to claw back commissions if transactions are cancelled, reversed, or found to breach these terms or applicable regulations.
6. Agent Responsibilities
- Agents must present information accurately, refrain from misrepresentation, and utilise only the marketing collateral approved by Bhenito.
- All client data collected must be handled in line with applicable data protection laws, including GDPR where relevant.
- Agents are prohibited from offering investment advice unless appropriately licensed in their jurisdiction.
- Confidential information obtained through the agency relationship must not be disclosed to third parties without written authorisation.
7. Compliance & Due Diligence
- We may conduct background checks, credit reviews, and sanctions screening on prospective agents and their referred clients.
- Agents agree to cooperate fully with any compliance requests, including providing client identification and source-of-funds documentation.
- Failure to satisfy compliance requirements may result in suspension or termination of the agency relationship.
8. Intellectual Property
All trademarks, logos, service marks, imagery, and written content displayed on the website are the property of Bhenito Limited or its licensors. You may not reuse or adapt these materials for commercial purposes without prior written approval.
9. Limitation of Liability
To the maximum extent permitted by law, Bhenito Limited shall not be liable for any indirect, incidental, or consequential damages arising from your use of this site or participation in the agent programme. Our total liability for direct damages shall not exceed the total commissions paid to the agent in the preceding twelve months.

These Terms & Conditions are governed by the laws of England and Wales. Any disputes shall be submitted to the exclusive jurisdiction of the courts of England and Wales, without prejudice to Bhenito’s right to pursue proceedings in other competent jurisdictions.
